Seeking UWS 2 bed 2bath rental by March1st

My husband and I are looking to move by March 1st, 2012. We have No children, no pets, and are non smokers. We prefer West 98th to 66th street near the 2,3, trains. We are looking for a 2 bedroom 2 bathroom, minimum 1,100 sq foot apt. Willing to pay a year's rent upfront for the right deal. We have lived on the Upper West Side in the west 90's for the last 11 years. Please advise.

Price range for what you want is $5k and up. If you want the apt for March 1, time to start looking is mid January. A year's rent upfront isn't necessarily worth a whole lot to landlords

Thank you, Fairway, for your guidance. A year's rent up front was more an enticement for a condo owner, as opposed to a landlord. We know some people who have rented their homes this way so we thought we would give this approach a try as well!

The Melar (93rd and Bway--very close to subway) currently has a two-bed for @ $5,400. Not necessarily helpful for a March move-in, but perhaps worth keeping in mind.

West River House has large 2 beds 2 baths under 6K with balconies. Worth checking out.

Lindafit, I am sorry to tell you that the information re WRH above is incorrect. They have 900-950 sq ft real 2 bedrooms for under 6k. Not large according to anyone's standards, I would think. Most of the listings that they have as "2" bedrooms are one bedrooms "convertible 2's", which means one bedroom plus a large dining alcove. These convertible 2's are actually a bit bigger than the 2,2 apartments. That being said, it is a nice building in a great location.

Thank you for that update, gaongaon. I appreciate all the information I can get. I have lived with my husband happily for the last 11 years on West End at 92nd, but our building has been bought and the rents are going up sky high! Any other suggestions or leads would be appreciated. Thank you.

Please see my amazing and huge - the size of the beds layout approx 1178sq ft but can only be a 2 bed due to a beam thus creating the largest walkin closets ever. Dec 1-15 move in 275W96 apt 11P. http://www.fkrealestate.com/agent_detail.aspx?brokerid=47787

FYI - the apt I have this 2 BED 2 BATH exclusive on is only $4500!!!!! I priced under market and for the slower winter season fast approaching. I have lived on UWS for 17 yrs. I only show quality and real listings and have a length of references from complete strangers I assisted to find their incredible new home - and I don't mean a reference from "my aunt sally" LOL I mean total strangers. FYI--check the definition of "infamous" -- not sure that's how you want to describe the building if you are trying to rent the apartment.

Hi, I am actually a tenant in a wonderful 2 bed, 2 bath condo on 93rd. It has a formal dining room and totals about 1,350 square feet. It has a renovated kitchen, including washer and dryer. The building itself is very well maintained, with a live-in super (no doorman). Our lease expires the end of February but we are considering moving out earlier and I saw your post and wondered if this might be a good place for you and your husband. How early would you consider moving? I could give you more information and put you in touch with our landlord if you think this might be something you'd be interested in.
