yes that will be Phase III. Phase I is 105th St to 63rd St, Phase II is 105 St to 125 St and Phase III will start at 63rd St and include 23rd St. I figure around 15 years till they get to 23rd St.

I live 2 blocks away (22nd and 1st) and the thing I like least about this location is proximity to subway (although I'm a bit spoiled because I used to live on 9th St and 5th Ave).

BTW the history of resales in this building is pretty unspectacular.
