Hi! i am looking for a place to rent in NYC but will be there on a 01 visa; will a be able to sign a rental contract? what is the usual minimum term landlords'll ask you to sign for? will i be allowed to sublet if i won't be there for a couple months? thanks for advice!
Hi,
New York landlords are generally looking for a 1 year lease and, prior to approving tenants they check their US credit history based on their US social security number. If you have a social security number, good credit history, and x40 times rent income (some LLs require a higher income), they should be able to approve you and sign a lease with you. If a perspective tenant does not have a credit history and/or a ss#, most landlords still accept them but require 3-4 or even 6 month of security deposit (or pre-paid rent). Approval and size of the deposit will also depend on the time remaining on your visa.
All sublets, even temporary have to be approved by the landlord in advance - If you know you will be traveling for extensive period of time, you better discuss this with your landlord before hand. Please feel free to contact me with any questions.
