This apt. came on 100 days ago with no price changes thus far. Clearly the potential floorplan is great and it has a lot of bedrooms, but the apartment's a mess and would require a total gut. (600k?) The combined apartments on lower floors have traded for higher, but during better markets and in finished condition. Further, anyone who's willing to pay that much would probably want a doorman building with a nice lobby. The maintenance also seems high for a building with so few services. My question is what price will ultimately move this apartment? $1.75mm? Who buys this kind of project?
