I live at 130. Excellent location. Close to Union Square Subways - access to 4,5,6,N,R,L. N,R connect you to 1,2,3. Many updates for a building of this age including new roof, new A/C chiller, new HVAC units/plumbing. Recently rebuilt elevators. Repointing and facade repairs on a regular basis, current round almost complete. Beautiful garden. Roof top deck could use some work. Parking garage for a monthly charge. Not the most glamorous building in NYC, but solid, well maintained building with an excellent, long-term, trust-worthy staff. Have been here 15+ years.

Thanks 10003. How about the sublet policy?

Hi Shmal. Not 100% sure of policy, but our board is reasonable. I believe an owner can sublet for up to 2 years out of 5 with board approval, and think they may even extend a 3rd year if all has gone well with the tenant.

I used to own in this building. A lot of positives, but I remember very high fees (transfer, lawyer, move-in, move-out). This was higher than what I saw in other coop buildings. I would take a look at the application package to review the fees, and consider these additional costs.

10003, I am looking to find a 1-2 year rental in this building (2 or 3 bedroom). If you know anyone looking to rent out their place to excellent tenants, please let me know! Thanks!

The above comments are 3 years old. Any updates? How are financials?
