These are 995 Fifth Ave, both under 14m, condo building, but high maintenance

This one's 10.8m, 910 Fifth Ave, lower maintenance than the others, 11 rooms, 5200 sq. ft.:

The brokers must all be out to Sunday dinner.

mes402 doesn't need to ask a broker.
They will be here shortly to give him/her their contact info.

Even if they don't have anything to match that description.

18mil.
Wow.

Nice,mes402.

why is 4000 sq feet as a minimum a requirement?

this broker remembers: mes has asked this question before (though not with a price point). My guess is that a substantial portion of this market is never officially listed. (Conan O'Brien's old place at the Majestic being a good example -- it was shopped for some time before it hit the press.)

Therefore, I would say that calling a broker would be a good idea ... and there are indeed brokers who specialize in this kind of market. I'm sure John Burger, Elizabeth Lee Sample, Kathy Sloane, etc. would be happy for a call.

I find it hard to believe that a buyer -- a SERIOUS buyer -- in the eight-figure range wouldn't have the resources available to him or her that would eliminate the need to ask for advice on a public message board.

Don't look at NYCMatt's building. Have a feeling you wouldn't pass the board interview.

You mean at 15CPW, right? It's a big board package, so if they don't like you they can chip in to an LLC and buy it for resale.

If you want 115CPW, the Zeckendorf's should be on the market as soon as they move in to their new place at 740 Park.
