What's the deal with apartment 8cd? At 5200sqft on the park in the 70's the ask is ridiculously low for something of its caliber...

Its a post war, no direct park views, needs a total gut, and since its so big renovation is going to be very very expensive

That is THE ugliest building on Fifth Avenue. But the layout isn't bad for a big combo.

A few comments. The building is technically prewar, but was significantly altered in the 1950s. That is why the building actually looks like a post war building. This has a huge effect on the value. It is also a combo units which trade at far less per square foot than a similar sized apartment in an original form. To turn this apartment into something great will cost millions. So not really so cheap after all.

mes402 I don't think you are well aware of what you are saying. I am involved in real estate and am very familiar with the listing.

The people that own the apartment put a significant amount of money into the unit (as anyone with a brain could tell from all the closets, coffered ceilings, decent layout, moldings, floors, etc)

A gut job is when there are significant issues involving an apartment where a standard renovation is no longer an opinion. This apartment would not need really any work, let alone ripping out walls and floors!!!!

actually guest, you seem to know little, and seem to have a stake here---i hope for the sake of the seller you are not their broker

the apt is a dog, simply

it has been renovated in overdone, gaudy, poor taste, out of scale with it's low ceilings and anything-but-quality-prewar bones. the bathroom shown is either in poor taste or way out of date

anyone with the minumum 12mm to buy and renovate this place would much prefer a more reasonably sized grand fifth or park ave space, renovated in a reasonably appropriate style; that they can sell easily when they want to

place kind of reminds me of the homes built in southern utah for polygamist families---huge sq footage built as cheaply as possible
