And what could make the seller and potential buyers happier than a lot of cookie crumbs mashing into the rugs, etc.? Maybe some red wine spilling everywhere? Lingering Open House recreationalists?

This is a suburb thing--cookies or baked bread smells. Not so urban. In NYC sellers would do better the make their apartments odor-free. That means no smoke smells (having a cig 10 minutes before an open house and opening the windows doesn't cut it), no funky frige smells (yes, people actually open that up), no hamper/shoe closet/garbage odors. A blank olfactory slate is what you want. Whatever pretty scented candle you select, someone will hate it. Immaculately clean is the NYC goal--leave cookies to Port Washington and Great Neck properties.

I went to one open house recently where the agent was offering everyone mulled cider that was brewing on the outdated kitchen stove. It was clear within minutes that it was a feeble attempt to mask the disgusting poopy baby smell radiating from the nursery. More time emptying the diaper genie and clothes hamper and less boiling cloves would have been a better way to stage the place.

I went to one open house in Manhattan that had cookies and I remember the cookies, but not the open house.

To make sure I got it kylewest, no smoking, no fridge rot, no garbage, clean out your hamper, and stay away from the apple flavored poopy?
