Discussion about 71 Washington Place #3A3B
Yes, we were going to look at it, but when the broker said it was all cash, we called it off. I have a feeling that's happened a lot. Plus, it needs a total gut.
Explains why it has been on the market for 1 1/2 years. The listing should state that so not to waste anyone's time.
Yes, the listing should be updated. I suggested this to the broker a while back, but she apparently likes to waste her own time along with everyone else's.
but it says Minimum Percent Down: 25%
Yes, that is a lie. Once you talk to the broker she explains it's all cash.
Yes, I emailed her and she said it was all cash. She asked if I want to look at comparables?
Ha. Maybe she's given up on selling it and is just trying to fish for new buy-side clients.
I wonder what the motivation is for all cash after this long on the market--clearly not a quick sale. Maybe there's something wrong with the building that makes it impossible to get financing?
Maybe there's something wrong with the building that makes it impossible to get financing
that would be my guess
There's not enough money in their Capital Reserve Fund.
so if I understand it well, an all-cash-deal sounds fishy. because of the poor financials of the building, nobody would get financing right ? And that also explains the high monthly charges I guess
Yes. They did some major work to the building and don't have the money to cover it.
unwieldy layout
I smell assessments and higher maintenance fees (which are already very high).
