ummm, it is a free country isit not? owners can ask whatever price they want, whether it makes sense or not.

renovice; To top it off, it is a short sale. The seller bought during peak in '06. Great finishes, love the kitchen and bath. What I strongly oppose to is the enclosing of balcony. It's happening too frequently in this building and don't see how that will entice buyers. IMO.
ah - enclosed the balcony. that is why they quote it as 1740sqf. where it was really about 1500sqf + balcony space
Bill, what is the implication for the buyer in a short sale?
RENovice - It seems as though you're not thoroughly researching the comps in the building. Apts. 32-N, PH-S, and PH-N all sold for between $1,735,000 and $1,800,000 in 2011. Apt. 32-S just came to market for $1,799,000.
This latest one also has an enclosed terrace. What gives? I'm wondering if it's just too windy up there to use and they enclose not to waste the space? There have been quite a few that have done this.
Update; in contract. Being a short sale, I am interested to see how long it takes before actual closing.
