Co-ops don't record the square footage in the offering plan (the plan for the conversion on file with and approved by the Attorney General) and are generally passed from one owner to the next. This can generally be somewhat unreliable and contradict itself from one unit in the same apartment line to another unit in an apartment line.

In addition, because of the aformentioned information, I never put an approximate sqaure footage of a co-op down in the listing review. Even though buyers always ask, I can not give them a definitive and definite answer with 100% confidence, so I won't. The other reason why is the unreliability of past down approximates from previous owners leaves the door open for litigation.....see below
