Does anyone have any comment about "overpriced"? It's hard to find a true two beds, two bath under 1 m condo in midtown.
I have been watching this one and personally I am surprised that it is still available. For the location and what "pros" there are, it's not bad. I would imagine the ask price at this point would still be somewhat workable? In this area, there's not much and this is better than most (large balcony on 24th floor). I agree, try to find 2/2 of any kind for under 1mm. IMO, just sayin and then some.
could be because the 2nd "bedroom" is actually the dining area. And the living room is pretty small if you want to have some kind of dining table in it.

True, which is why I like the original layout even with just a bath and a half. Try to find one in that line, they seem to have mostly all changed to the 2/2 which is tight, but workable for some I suppose. Even so, a one bedroom condo in that line with that layout and balcony in this area could be quite decent.
that is a tiny living room for a 2 bed room. 2 bed room is a stretch for sure.
The "bedroom" is a joke. Imagine trying to actually "live" in that room. Especially if you had a roommate who liked to entertain, even elegantly. There would be no privacy at all. That space was obviously designed for a married couple or a single person who likes to live grandly. First think I would do is take down the wall, put in a table for 6, and bring in all that nice light to the kitchen and dining area.
Also hasn't sold because there is a building that would seem to be within spitting distance of the living room window, and probably of the balcony.
Here is the floorplan before chopping. Funny how intended design usually wins over "update".

Wow, now a perfect place to entertain. Even though the window added by taking down the wall doesn't have a great view, it provides great light and a lovely place to dine. The living area, now combined with the large balcony, is indeed spacious. Again, a perfect pad for a couple or a well-to-do single person. If it had a view, I'd buy!!!!!!
