Can i still enter in contract will less then 10%?

I would like to move sometime in the coming year and would like to start looking- I'm pre approved to finance a certain amount but i'm a little hesitant to start the process because i don't have the 10% deposit to enter in contract (the famous earnest money, in my case $ 120,000 to $ 140,000) I may be able to put together $ 25,000. maybe $ 30,000 at this point, unless i sell my current apartment prior, which i'm not sure that i would like to do, Can i still enter in contract will less then 10%?

Besides, that was not an answer to my question- My question was: is it technically possible to enter in contract with less than 10%- Of course i will have a lot of money after my sale- But now, no, and i'd like not to be a renter if i can avoid it, i may take me a while before i find the right place

You are trying to beg, borrow, and scrape up about 25% of the required downpayment. Whether I have $120K sitting around is irrelevant. You don't.

The wise thing to do would be to wait til your apartment sales goes thru, or you save enough money. There have been so many sales falling thru at the last minute, you may end up covering costs on both apartments. You can try to negotiate a clause that you'll buy the new apartment upon sale of your current apartment (but most sellers won't agree to this, given the current RE market). I doubt without the full earnest money required your offer would be seriously considered. GL!

Why give this kind of hope? What leverage does seven7 have to get this unreasonable clause?

you can buy with 3.5% down in an fha approved condo.
