330 east 95th street

Hi, I am going to sign a lease for the apartment at 330 east 95th street. The price is usually low and the apartment has been vacant for quite a time. I was reading in other thread that the area is not so nice. I am new to NYC so just want to get some thoughts on how good the area is. Any advice would be gr8.

Have you seen the area? There is A LOT of construction there from the 2nd avenue subway (and the 96th street station, which is also the access point for digging the tunnel. Its a hill up to the existing subway, but its probably the lease expensive area below 96th st on the East side. The only question is if it is priced with these things in mind. The fact that it has been on the market a long time should tell you that its priced a little too high (or that no one who is looking for a studio on 95/1st has the budget to pay a fee, so its still lingering around)

If you do not mind the negatives, I would make an offer.....

Hi Mav thanks for your reply. I signed the lease for the $1275 rent. The building was very well kept and the apartment looked beautiful. I am sure that I should have bargained for 1240 or 1250. In my opinion the area is not worth more than $1200 But I had to get an apartment and other brokers were just tire kickers so I decided to go with it. I had infact talked to one of the resident and he also mentioned about the construction. I hope things turns out pretty good.

Siddchaudhry: I am looking at an apartment in the same building, so I was wanting to see how it is now that you are moved in. Is the construction around the area a true headache, or is it manageable? Also how is the building itself? Thanks for any insight you can provide!
