second floor on busy 3rd avenue.
great apartment for the hearing impaired.
low floor on loud busy avenues do not sell for a premium.
the best I could say about this place is that it is a very easy escape from a fire and if the elevator is out...you win again.

It appears that the living room faces 3rd, while the two bedrooms face the inside of the building. If that is the case, someone will get it at a good price. The real problem is selling it when you need to go. The latter is a problem as it is now for this seller.

Price the apartment above market, see if some sucker bites... after no interest(and not as many suckers. thank you SE), keep lowering prices.. owner finally decides they need to sell.. but now people think there must be something wrong with the apartment/building because it has no interest and a bunch of price drops... oh owner still thinks the apartment i worth more that it is..

not to mention.. economy collapsing.. difficult financing, taxes, maintenance going up.. incomes going down... Wall Street Layoffs.. no bonus's.. banks/financials getting crushed.. euro collapsing... China a bout to blow..... need I go on?

thanks Bill 7284. You are right on - needs work, and 2 bedrooms face interior courtyard...Good open space, but the low floor and interior courtyard are bringing the price down.
