The living room/dining room space is kind of strangely shaped on the floorplan, but the two bedrooms seem to be of decent size and there are several closets. The unfinished room deck might be an issue depending on how unfinished it is or will be. Decorations always can be changed, but room size and floorplan can't.

The coop owns the retail space, the buyer would part own the coop, hence...
It boggles the mind, but there may be a buyer out there who thinks that this apartment, in this neighborhood, is worth something close to this price.
