Discussion about 23 West 73 #206/307
Anybody seen this unit? What would ballpark cost be to create a duplex (stairs, rip out one kitchen, etc.)? Great block / building

I don't recall the details but I remember looking at this building years ago and thinking the coop financials were weak.

This building is another converted apartment hotel. It was a nice one (The Park Royal), but like all these hotel stabilized buildings, they converted with super-high maint. I never knew why, but it is what it is. Unions? I don't know, but the maint. on the unit above is really not "a good thing" as what's her name used to say.

That maintenance for this unit is insane. Insane. I used to live in a high maintenance building. Never again. Depressed price due to high maintenance is no bargain in the long run. And makes resale a nightmare. A few 5% increases and you are over $4,000 for a two bedroom. A building like 40 Fifth Avenue has maintenance like that--and 23 W 73 is not 40 Fifth Ave.

I don't know, but I lived on 73rd for 6 years and loved it there!! Moving to 75th tomorrow :)
