Discussion about
Looking for recommendations for a RE lawyer. Specialty in downtown Manhattan preferred, since we are not looking to use a buyer's broker. Is it normally flat fee? Do you go to a lawyer before you make an offer? Thanks

Best to have a lawyer lined up if you are actively looking. Once you find a place you like, things can move very quickly and you don't want to waste valuable time looking for an attorney. For a cookie-cutter transaction, most will give a fixed rate. If wrinkles emerge then additional charges may accrue, but that is only fair since it will be requiring more time of the attorney. Standard Manhattan attorney fees range from about $1500-3000 for a coop closing.

I used Rosabianca and Associates for a purchase at 99 John Street. Fee was $2,500.

With or without a broker representing your interests you need a good attorney.
