It's not underpriced if nobody bites. No doorman, that cuts down on the interest. It would have been much better if the second bedroom was worked into the LR area and the front two bedrooms were the original large room with bowed out walls. OK, then it's a two bedroom, but one that has an open feel. This reno was the type where people wanted the most for less and ended up with compartments. If the price drops any lower, someone might come in and remove one wall (in the front) and add another (in the LR area).

While this may seem like a 3 bedroom to a realtor, IMO, as someone who wants to buy a 3 bedroom, this apartment only seems like a smaller 2 bedroom with an extra wall.

As Bill said, usually this layout has the 2 rooms as one large master, and a second bedroom/office where the master is here. That can be fixed though. There is no terrace, which many second floor brownstone floor-throughs have. Lastly, the kitchen layout seems odd. Compare this to 334 w 89th, where the bathrooms are rotated 90 degrees to make room for the kitchen as a real room as opposed to a wall of the hallway.

That being said, given the location the price doesn't seem toooo far off here.

Another example of poor pricing. The Apartment has been on the market for over a year(10/2010 initial) - price dropped 14% so far- more dropping to come!!

IMO, the kitchen is the main drawback to this apartment and there is no way to change it without completely gut renovating. I gave up having a second bathroom and a doorman to avoid having a kitchen like this because I like to cook and I don't want to cook in the living room or have people 'passing through' the kitchen the entire time I'm in there. Also, there is very little closet space for a 3 bedroom, each room has barely enough space for about 1/10th of a normal persons things. You can get around the closet space, but the kitchen is a dealbreaker for someone like me.
