Thinking outside of the box, what are some of the things a seller should do in todays market to sale a property in Manhattan besides lowering the price?

Cover closing costs on both sides. cover moving costs. pay a few months maintenance. offer to have the place painted.
throw in a flat screen tv. I've actually seen that one.

How about raising the square footage in the listing? That's what most sellers (via brokers) seem to be doing. That's how every studio in Manhattan ends up being 500 sq ft., even though the floor dimensions are 12 x 20.

A number of sellers outside of Manhattan buy down the interest rate for the first couple of years. Makes the payment seem more affordable.

My wife and I recently toured a New Home in Florida. The developer had a Lexus LS400 in garage...for the new homeowner. That's a 100k + car!!!
