Discussion about
Was having a discussion with a friend about whether it is better to use one or two firms when selling two units that are *very* close to each other in every way (location/views, size/layout, price, etc...). What do you all think?
If you use two different decent firms, the brokers are going to talk to each other and swap customer lists anyway ... so I would think the primary reason to use one firm would be to get a volume discount on the commission.
We would certainly offer that; I can't imagine any broker that wouldn't.

Even if there are some exchange of info between brokers, one would think the pool of buyers would increase with two vs. one. The first unit sold will likely be the comp for the second. Not sure the volume discount could make up for the potential of lower selling price and/or potential longer listing time with only one broker.
While we're spinning theories, one broker with two potential commissions for near identical units will work harder than either of two brokers with one each.
