State of the market of townhouse prime brooklyn?

Discussion about
Hoods like caroll gardens, cobble hill, boerum hill, parkslope? Leaving out Brooklyn heights as that is to prime for my budget. Specifically, 2-3 family townhouses. I have been following for a while and would like to see if my views are part of the consensus.

I follow the market through, what else, brownstoner.com & leads from a friend (we're looking for development opportunities). The market has held up very well, and is back more or less at '07 levels.

It will be around 2 to 3m in Park Slope I think.
