Seems like the price has come down on this and can be a great deal if price is negotiable. Thoughts anyone..

there are couple rent stabilized tenants in place, that means, you cannot get much rent income if you are an investing flipper. and for anything in the building, such as the the paint lose color, light bulk getting old, they will probably file a formal complaint to DOB.

and the stabilized unit can be inherited to families/friends, that mean you cannot fully untilized the place forever if you want to move in as a real buyer
