Do you realize you are quoting statistics of 5% from data sets that have error rates in double digits? And from an agency that at no point determined that there was a problem with the housing market?

Stock Market Up, Unemployment Down, Housing Sales Up, Mortgage Rates Down, Corporate Profits Up, Consumer Sentiment Up, equals strong recovery in second half of 2012, just in time for November and Obama's re-election.

For those prophets of doom, sorry to disappoint but there will be no big bargains that you have been waiting for these past 4 years. Time to move on. LOL!

Sure there has. Rent a $2M 1000 sq ft apt on the 27th floor overlooking Central Park for $4K. Meanwhile, see 50-100% appreciation on your stock investments from 2009.

Alternatively, carry your $800K sub-prime apt facing an avenue in a third-tier location for that same $4K a month. With zero appreciation on your investment.

What kind of person would "LOL" at discovering that real estate prices are on the rise again?

High RE prices are a violent transfer of wealth from the productive to the unproductive, sucking up potentially productive capital, impoverishing the young, making innovation (economic and cultural) less likely and generally harming America and Americans.

Why is this something to be gleeful about?

Really? Worth $2MM? 1000 sq. ft. just for the 1 bedroom? Does it come with someone else's furniture in it? Can you get a long term lease? Is this also on the 26th and 28th floor, or is there just one of this great deal in the whole market that you use to draw your conclusions about the whole market?

Really? Is this a forward looking number? Can it be replicated? Low risk? No flash crashes, fraud and uncertainty? In the most recent annual period, how was the appreciation?

What are you talking about? That 27Q $4200 rental is the NE unit in the tower. Click on past listings to see the condition: nice builtins all around. The comp is a $2.25M NW corner unit on the 29th floor. Newer renovation, worse views.

What's 7D, a smaller unit facing the courtyard with no light and no views, a comparison? You wanted $2M for $4K, I gave you $2M for $4K. Not sure how an inferior $1M apt comes into it.

Take a look at my second post. Same apt line, 2 floors apart. And more recent. That's a fairer comparison.

fairer comparison? inododo isn't about reality. His comparison is one that doesn't even exist today, it exists if you take a time machine back. And even with the time machine back, you better beat the other guy with the other time machine, because there was only one of this great deal.

ekartash, the 7S listing sold for $1.2M. The 5S comp you posted went for $4K, but likely less given that it went 3 months into the owner's 6-month short-term lease window. Rent for less than 4% of price -- that is a "bargain".

My $4200 listing went for less than 2.5% of its $2M to $2.25M price. That is a "big bargain". I agree that your comp is more typical -- that renting is a bargain. However, RENY asked for a "big bargain", and he got it. And you expressed disbelief that a $2M vs. $4K comp could exist, and you asked me for a link. I delivered.
