I have heard that the assessment in this building will continue to go up for the next few years, due to step up in the land lease agreement, making the monthly maintenance high and the current listing prices unattractive. I've also heard that the co-op financials are not in very good shape. Does anyone have more information on this?
I looked at 9F earlier this year and really liked the apartment. I found the building to be somewhat in need of sprucing up even with the high maintenance and upon reading the Streeteasy discussion decided to pass on the listing http://streeteasy.com/nyc/talk/discussion/12115-building-at-150-east-61st-street-land-lease-bldg
Anyone know why this apartment keeps coming in and out of Contract at higher listing prices? Heard that the maintenance charges are due to increase about 30% in the next few year from current, which is already high, due to land lease.
ask them to show you the floor. the carpet's *glued* to it. replacement will run you high unless you like fully carpeted apartments. another fun fact: the ancient electrical wiring. if you want to use more than a toaster oven in that kitchen you'll need a substantial upgrade. but who cares since the microwave is installed so close to the wall that the door literally doesn't open. ps. i vaguely remember the unit needs new windows.
This unit came out of contract twice in the last 12 months. And they increased the listing price from 559k to 600k+ now. Did anything change?
Why would you even consider this or nearly any Land Lease building?
No longer considering it. Land Lease bad investment as prices cannot appreciate !!!
