Taxes on a 4-family are usually significantly higher.

i could be wrong, but I think that is easier to get a conventional mortgage on a 3 fam rather then 4.

Depends. Can't generalize about taxes, it depends on the specific neigborhood, tax history. Tax class for 3-fam is different from 4-fam.

As far as conventional mtge (as in residential), the breakpoint is at 4, not 3. 5 and above, difficult (though not impossible) to get a residential mtge.
