2800 would be optimistic if way over in Turtle Bay. Should be easy to get comparables I would think.

You've got direct competition from this 34C listing at $2600, which has been there for 3 months at asking prices between $2450 and $2800. If a place at this price point sits for 3 months, its asking price is too high IMO.

If your place's condition is equal to that (they have no pics), then I'd say market rent is somewhat under $2500. If condition is better, then $2500 is probably fine.
