Discussion about
Hello, I'm looking at several HDFC coops in Harlem and now see this new building in bed-Stuy. I know new is not always better, but sometimes old is worse Does anyone know anything about this building and how it compares to pre-war units in Harlem. http://streeteasy.com/nyc/building/the-shelton Thanks, I appreciate the opinions

Well, it's all a matter of what you want. The Shelton looks very nice--but it's a long way from transportation and bed-Stuy isn't convenient to all other parts of the city. Whereas Harlem is on Manhattan island, which for some people makes a big difference. Old vs new is purely personal preference of course--both have advantages.

Looks like all the 3brs are in contract. Any feelings about the 2brs compared to a jR4 in harlem.

The Shelton is a solid building with gym and part-time doorman. Unfortunately, it's a 5 block walk to the G tain, not a good train for most who work in Manhattan. No profit if you sell within 3 years, and you only keep 50% of profits if you sell within 15 years. Comsidering the apartments with the better finishes in the top floors aren't THAT cheap it really is a toss-up whether it's good bargain.
