it seems like the cap rates just arent there as an investor. what will it take to get there inflation plus higher interest rates ?
The manhattan re bubble that wasn't. Who's looking at re for investments?

anectodatlly i can tell you about my day last friday. six two bedroom apartments in the village under 5k. nice couple relocating here from washington dc, with a march 1st move in date. no experience with ny real estate whatsoever. after the six viewings we had a cocktail and discussed our search. they weren't quite ready to offer on anything. we went to a few open houses over the weekend. i checked up on the listings we had seen friday and five of them had received applications. that isn't indicitave of a slow rental market.
they're coming back in tomorrow with more time pressure. they have had to increase there budget due to their reticence first time around. and i can bet that they're going to have to rent something that isn't as nice as what i showed them last week because the good units have been rented.
