My lord look at that floorplan.
This "2300" sq ft apt has around 1000 sq ft of stairs and elevators.

Too lazy to look up the unabated taxes, likely $3500 plus

How do you go about looking up unabated taxes for an apartment? I've been looking at some new construction apartments with 421a tax abatements and the brokers don't always provide/know what they are.

I didn't know a person could find out the unabated tax info. I was looking at an abated condo and my broker said the only way was to get the offering plan. Is the info on a nyc site? Thanks T.

No broker in their right mind would guide you to that info as you would (as a non property flipper) end up shying away from new developments with 10 year abatements.

Wait a minute. I cannot possibly be reading the floor plan correctly. Is there an elevator bank and garbage chute INSIDE the apartment? I am at an utter loss for words.

Believe it or not I saw an apt with a chute inside the unit and thought it was really convenient. It's within a refuse closet, if soundproof and air tight, don't see a real problem.

But the double elevator bank with 40 plus unit traffic, yikes.
Elevator and stairs are nearly 1/3 of the sq footage.

If this is a penthouse, does that mean the elevator mechanics are essentially in the apartment too with the attendant noise, servicing intrusions, etc? As for garbage, I am not sold on chute inside. I'm supposed to carry garbage through my living room, past the bonus elevator bank inside my foyer, to a closet with a chute. And once every 6 months or year when they hopefully steam clean the chute so it doesn't get completely disgusting, they are going to have to come into my apartment to accomplish this? Thanks. I'd rather have garbage off a service door near the kitchen of my zillion dollar penthouse or in the outer hall at least where normal people have it. Yuck. What about recyclables? I pile them up in the closet and the super comes up to get them? No thanks. So instead I have to carry them to the basement as a penalty for having the chute inside my apartment, but non-penthouse people can just leave the recyle stuff and boxes they have in their chutes on their respective floors? I'm not digging this. It's all weird.

chutes are shit--and many have positive air pressure--which means you open and all sortsa kitty litter blows into your apt--perfect

Forgot about all that recycle fun stuff.
And the unit I saw where I didn't mind it was an 8 story one unit per floor deal.

I rescind my "don't see a problem." (How often you hear that on SE!)

Jbob No prob, you'll find your answer in one of the "quarterly statement of account" records and on the last page of that statement .

The column "Tax before exemptions and abatements" which in this specific case is;

"Tax Before Exemptions And Abatements $138,350 X 13.3530% = $18,585 "

or $1,548 per month, not awful considering most others Ive seen easily match the common charges of a unit

Of the penthouse units at 123 third, which one do you guys think has the highest resale potential?
