How many square feet is this apartment?
about 1800
at least 2200. it's 80 feet wide
Great apartment, but the other apartments in the building are significantly smaller. It's difficult for resale to have the most expensive apartment in the building.
They're also many odd layouts in this building (e.g., 4B, 10C, 9B). Why is that?
truth, i actually did the math. no way i missed 200 sq ft unless we're doing condo math ;)
You mean 400 sq ft, and yes there isnt really much math to do for approximates.
You take a ruler, scroll the screen until the room measuring 14.5 feet is just about 1.5 inches on your ruler. Now you have an accurate ratio to measure your screen.
You'll find end to end is 8 inches (or 80 feet)
Then you got little chunks missing here, extra chunks sitting there. I picked a fair middle ground, the closet by the end of the word aproximate to take my north to south measurement, 2.8 inches or (28 feet)
80 by 28 = 2240.
Im not a fan of condo math either but leaving out closets,hallways, and/or foyers is not realistic either.
And if a wall is 3 feet thick, I see no reason to penalize square fottage for extra peace and quiet......just sayin
Of course the only other two "D" units with any kind of history show 1750 and 1800 sq ft so it could be "missing chunks" are more substancial than "sitting chunks" :)
the initial square box is 1370 sq ft. 75.2*18.2. you are then left with the kitchen and the rest of the odd spots. those don't add up to another 800+ sq ft.
it's a great apt--a nice corner six with an extre bedroom (left-most in flr plan) sweethearted from the 5 nextdoor years ago-kitchen was expanded into maids rm which split kitchen and DR-the six is a great layout in well-run large-scale coop-- all rooms get get light and feels very big when one walks in--downside is that 96th and mad is a terrible corner--aggro traffic comes from the FDR to go to west side and up madison, and vice versa--the 6 was appx 1750 sq ft, extra bdrm pushes apt into the 2000's

Question I have is whether this sale, and these comps, are appropriately priced - and if not, attractively priced, over-priced, etc.? Seems like at some point there is a floor to value/price for a 3 bedroom on/close to the park, but I'm not close enough to the market (or smart enough) to make that call.

Debate for me is whether these sales are appropriately priced, or mis-priced (over/under?) given volatile market conditions over the past 9 months. At same time, feels at some point as if there is a floor (price) for 3 bedrooms on or close to the park/fifth. Any thoughts would be much appreciated - thanks.
