Flawless home. Obviously after only 40 days on the market, someone else came along with the money to match the dream.

Bill--yes. They did an amazing job with the condo conversion of 190. The apartments all retain their stunning paneling and other details that another developer would likely have just decided to trash. It really makes a huge difference and combined with the crazy views, these units are heaven.

bramstar; You would think by now people would get it and stop removing the artifacts. I can understand the lack of regard in the 1970-80's but when it's done now I find it alarming. This specific apartment we are discussing wouldn't have near the charm or attention if they had scraped all of that out. Let's hope the buyer reads this thread in case they get any bright ideas.

I rarely disagree with NWT. Agree that interiors of 190 are great but I don't like the exterior. I love 173-175 RSD, 258 , 50 , 67. A few on wea. SE corner apt of Ansonia. Sweet federal TH in W Village, maybe. San Remo. Beresford. Lower Fifth PH. Washington Park facing TH.

A 997 TT is no fun living in a 400 sq ft studio but neither is $11mm condo with $0 in Chking acct.

Let's get real smallllllllll. Let's do a Ho hum $3mm 3 bdrm. $2mm mortgage. $1mm im cash! Now I'd consider this financial retard 'poor as hell'. But I'm certain a large % of manhattanites think this dude is big swinging dick.

$2mm cash renting $10k/month rental. Now that dude got a swinging one.

Do note we are coming off a massive bubble. But carry on. It's like my wife looking at Bluenile colored diamonds. No way would she put that pink 3 carat ahead of my kids education nor our ability to retire with a home in Paris.

How fun would it be to have the money to buy one of those Wash. Sq. West townhouses and then create a masterpiece redoing it. Most of them are utter disasters and falling apart. The one's owned by NYU are tragic. But to gut one of these and honor its past but also reinterpret it to reflect the present would be my idea of a dream project to work on with an architect.

Kyle--if you win the lottery and get yourself one of those townhouses, PLEASE promise not to go all Donny Deutsch on it...

cmist--as a River snob I've never been crazy about prominent views of the traffic ramps. Too zoomy for me. Far prefer to see more park, less highway with my river. But that's just the nitpicker in me ;-)

Bramstar- i can understand your point, but i'd still take the ramps if i could view that beautiful river as well!

Bram: but then you're farther away from shopping. Yes, yes, I know, you can always get delivery.

nyc--agreed, though not being right on top of Fairway or Citarella isn't the worst thing in the world ;-)

After wandering up and down Riverside Drive looking to buy a river view apartment we finally found a place that is (gasp!) above 106th. Couldn't be happier--the view is amazing, with lots of park and river and the highway only somewhat visible when the trees are bare.

Shopping is, of course, a bit meh compared with the 'prime' area between 72nd and 96th (as we knew it would be) but the pros, for us at least, far outweigh that con.

cmist--you can get that view and better if you travel northward :-)
