Ah yes...East 36th Street...even more desirable than East 35th!
Here, you will find the additional ammenity of rush hour traffic (including commercial vehicles), barrelling down the block eastbound in an insane race to get to that tunnel.
The intersection of 36th & 2nd must be seen to be believed, with traffic cops yelling to direct drivers, already confused by the almost daily reroutes. Crossing with small kids or dogs is a nightmare, especially in the morning. AM express buses exiting the tunnel on 37th westbound turn southbound onto 2nd ONE AFTER ANOTHER AFTER ANOTHER.
BUT WAIT! There's more (of course!) The rear of 225, AKA the Parker Crescent, follows the curve of the tunnel exit ramp. The lower rear facing windows ARE DIRECTLY OVER IT. If the co-op supplies gas masks for these units, I honestly don't know; the building is not known as the Fontainebleu Fumes for nothing.
All the afformentioned is built into the pricing.
I did actually look at a unit once many years ago in the building.
It was a 2nd floor, front facing studio, shaped like a pizza slice.
You entered at the tip of the slice; the windows were the crust.
Interesting floorplan-but the powder-blue shag rug & striped metallic mirrored wall paper actually made me queasy.
So do truck, bus & car fumes.
Good Luck in whatever you decide on.

Of course the seller is motivated: They probably have EMPHYSEMA!!!
