This is right next to the tunnel entrance. Can someone comment on noise level, traffic?

Perpetual soot on the windowsills; ambulance sirens wailing nightly enroute to NYU, Bellevue, & the VA; jackhammering & metal plate dropping by Con Ed when they're ripping up the.streets-usually on Saturday mornings-oh yes, extremely desirable indeed!

But wait:.Its only gonna get even better (!) when the dig'n'blast for the 2nd Avenue Subway eventually gets down there.

Just can't wait to see how traffic will be rerouted to the Midtown Tunnel, & the full madhouse atmosphere of the area comes into full bloom.
