272 West 107th

I was puzzled by this too (circa 2005, >1000 sqft) but realized the following:

1) There is a small but non-zero fraction of buyers who can afford >1000 sqft and want to be up in the
100s (Bank Street, Columbia).
2) It is well-built as far as condos go, decent layouts, nice exposures west (wouldn't count on the eastern ones) and there is a market for these as opposed to prewar (also approaching 1000/sqft).

It's not just 272W107, also 545W110 that go for >1000/sqft.

My bad, not 545W110, 2840 Broadway (also at 110th).

This building has some amazingly large apts and great spaces w/ terraces in the top units. But, many of the other units are laughably small and contorted. There's a few bedrooms listed at 9 ft wide, but, that includes the 3 ft closet. Some of the open kitchens take up over half of the living area. Many buildings that face Broadway make good use of the slant, but this building's architect fought the angle of the site and some of the apts look like square pegs forced into parallelogram-shaped holes.
