Lincoln Towers

Once you enter Lincoln Towers it's kind of like not being in Manhattan. This could be a Queens complex. Access to subways may not be the best depending on where you are in the comples.
Lastly some of the policies can be restrictive with regards to pets, washer dryers and smoking in I think one of the buildings(which is a plus or a minus depending on whether you smoke or don't)

The Iron Fist of the board (stated in other threads on this) started decades ago as the Iron Fist of the tenants when the leader was the widow of Mike Quill who was the head of the Transport Workers Union of America in the 1960's. That was always a "particular" type of buiding that knew how to fight and win. The coop conversion was a nightmare for the spoonsor, but they did it. That said, it still looks like a complex in Chicago or somewhere not in NY. Check other threads that back up what Riversider said on this one. It could be unpleasant. Even if you are a non-smoker, do you really want to live in such an intursive complex?

Riversider is correct. LT is too restrictive... coops sucks and living in close proximity to others suck more and then you got the crazy gas bills and grocery bills not too far behind... but there is a silver lining.. NYC RE is cheap.

$481psf cheap... iffy on the location. ( too far from train).... but closer to riverside park... decisions decisions....

I have a friend who owns in Lincoln Towers and he seems to like it. I lived in Trump Towers for 7 months and my main view was of the back of Lincoln Towers so I observed a lot of life activities. It seems to be mainly comprised of families and there are a lot of kids that take advantage of the facilities in the back like the basketball court. A lot of units have balconies which is a plus, although it was rare that I saw anyone using one, they were mainly filled with storage containers. I personally wouldn't want to buy here because it's a far walk from grocery stores and the subway, but you get more for your money in these buildings so if space is imprtant to you LT could be a great option.

I don't own a pet and do not smoke. The only building that seems closest to B-way is 160, I believe. When you see this entire complex in the distance, they look very run down. I guess sitting out in the elements for about 50 years can do that. Maybe a nice paint job or power washing of the brick exterior can freshen them up; but I gather that would be very expensive.
