I guess when a broker says, "make an offer", you should be at least 30% below the asked. why not 60% or 70%?

Whats the real reason why this is portrayed as a lemon. Sounds too good to be true! There are many coops with high monthlies. This has the flexibility of a condo and the trump brand! What am I missing? Please enlighten?

Yes, land lease, litigation, and the Trump brand. The board has wised up about the latter point, though, and removed the big brassy signage.
