we looked at this building. were you able to negotiate the price down from ask?
What have they told you about closing timeframe? Originally they were saying end of feb, well it's end of feb and still nothing. Btw you know what would go well in the retail space next to petsmart, a nice gym....perhaps Crunch since NYSC is already on pacific, and equinox is already in BH. Julesjo, we're you able to have them pay the special abatement fee" or just transfer taxes?
The lobby is not even close to being finished. Does anyone know if a CO can be granted without that work being done. Looks to me CO not coming any time soon. @julesjo which mortgage company did you use? They originally had MetLife (which sold their lending business)
They still may be able to get a TCO although it will probably need to be somewhat finished. Doesnt have to be completely done. Im working on getting the project approved. Metlife was their preferred lender and obviously since theyre not around, I think a few banks are working on approving the project.
Julesjo, not sure if it makes sense for you to extend your rate if you have to pay because it's hard to control the timing of the TCO. They wont extend for free? sunny.hong@bankofamerica.com
julesjo, was wondering if you went to 233 Pacific with your own buyer's agent or if you went directly to Corcoran? My wife are looking at one of the condos and trying to figure out a pricing strategy to hopefully come under the mansion tax.

Julesjo.....not that I know of. I was under the impression that once CofO was in closings could take place.
the minutes of the Columbia County Out House co-op have not been released to the public. Apparently the people on the first floor of the Out House are complaining about the people on the second floor.
this is getting ridiculous. They originally started by telling people closings would be in Feb/March (barring weatehr conditions). It was an amazing winter relatively speaking and yet they were delayed. They kept blaming the city but i don't buy it. Now, the CO is in and still more excuses. Julesjo would live to chat...do you have an email I can contact you at?
UESaptowner - What excuses are you referring to in your last comment (when you say "Now, the CO is in and still more excuses")? If not the CoO, what are they now telling you is causing the delay?
tax lot mapping...probably standard, but my point is that originally they were saying that "all they needed was CO"....now they have the CO, but still not ready to close.
They also don't have the master insurance yet.
This sponsor has many apartments with noise from the HVAC on the roof of PetsMart that is way in excess of local ordinance. This fact is not disclosed in the offering plan. The sponsor Will not commit to cure the proble.
Back to the original question... Can anything be done about those ugly a/c units?
