BUT IT"S A FKING PENTHOUSE... YOU GET TO PUT "PH" ON ALL YOUR MAILINGS.... JUST STFU AND PAY THE $4MM.. cause AS WE ALL KNOW... EVERYONE IN MANHATTAN HAS TWO POCKETS.

The idea of a PH as being high-class post-dates the contruction of some of these buildings. Many had a top floor with 1 BR and studio apartments for staff who worked downstairs (or building staff?). Some didn't even have an elevator that went to that floor. I lived in an apartment like that for 11 years. My downstairs neighbors envied me my 800 square foot terrace (very similar to the 10' wide one in this apartment) and I envied them their space and high ceilings.

This apartment looks like they combined 2 or 3 of those smaller apartments.

Love this building for many reasons including the history. Talk about close to everything. That said; I agree with everybody above. When you see the structure of the apartment from the exterior, it appears to be a bunch of maid's rooms that were combined. Just the long skinny living/dining would drive me crazy. Although there are buyers who will forgive certain things for a ph, there is just too much to forgive regarding this listing. I hope the seller isn't in any hurry to go.

Actually, this looks like it was not originally part of the building, but was added on at some later date, (maybe when it went coop?) sort of like the PH's at Astor Court.

The other main problem with this apartment is that, judging from the sales shown for the building, most of the building would seem to be studios/one bedrooms selling for <$700K or $600K (in most cases) so this would definitely be buying the elephant on top of the building.

The 1948 and 1997 C-of-Os have the PH with "one apartment and eight servants rooms". In 2003 it's one apartment and storage. No detail before 1948.

In 2001 or earlier the owners bought the original PH apartment (1600 shares). Then in 2005/2006 they paid the co-op $250K for one or more of the storage rooms (250 shares) and got a permit to "add ADA-compliant bath and expand apartment". Looks as if the stucco on the outside went up at the same time.

So most likely it was all maid's rooms originally, then some converted later to an apartment and the rest to storage.
