Of course there is also the issue of demographics. The Northeast will be hit hard by the largest demographic group -the baby boomers-- either retiring or dying off in the next few years. The Gen Y generation is not large enough to buy all those houses not to mention they are facing mammoth student debt and a stock market that hasn't moved in a decade and incomes are falling. So when thousands of 4000 sf houses in the burbs tank as boomers downsize and move to warmer weather, what do you think that will do to prices in NY? Exactly how many russian billionaires are out there to buy Manhattan manses?

The oldest Baby Boomers have just turned 65 in the past year and apt23 is already killing them off despite average life expectancy in the US of late 70s and average expectancy for someone already 65 being significantly older than late 70s.

Here is a very ordinary, viewless apt on a low floor over noisy broadway unable to find a russian billionaire to jump in and buy on a whim. So they had to cut the price by a million. But if you hurry and get your bid in right away you can still capture a few million dollars of aspirational pricing. We can all revisit this apt a year from now and see how well you did.
