Yesterday your site listed Unit 3F at 240 West 98th Street (Sabrina) being sold at $630, 703.
Today, your site listed this same unit as being sold at $699,000. This is incorrect (This is the last price that was listed by Rachel Realty on your site, but the unit was sold for much less). The NY Times still has the right information (which I have copied and pasted below).
I find the timing of this suspicious because I know someone who put in an offer yesterday for Unit 8F which is currently being sold (same layout, same specs, higher floor). Their decision was influenced of course by the sales price of 3F a month ago. Therefore, I find that somehow Rachel Realty might have influenced the higher price being shown now for 3F.
I hope you will maintain the integrity and honesty of your site by addressing these discrepancies so that buyers can find a honest picture of the data. Beware of Rachel Realty!

Thank you for your comment. I think there may be some confusion as to how our site works. What you are seeing at $699K is the sales listing. The $699K price is the last ASKING price. As industry practice, the final contracted price is not known until the sale closes and that sale is then recorded with the Department of Finance. Once it is recorded, then we can find out the final sales price, which in this case is $630,703. On our site we show BOTH so that you can see the price difference between the final asking price and the final sales price.
Here is the history of the sales listing which shows that it sold for $603,703 - which sold at a 9.8% discount.

So what is a fair price for 8f.
It is on a higher floor which would make it more valuable.
