why is there a big variation in $ per sqft? some listings are in the $600/sqft, some in the $900/sqft, while recently closed apts are in the $300-400/sqft?

HUGE difference in views. Looking at the water is glorious ... but more expensive than not.

Also, it is a very tall building where maintenance charges jump as you go up, and prices balance that out.
