Sale at 11 East 29th Street #44A

There are always many aspirational listings. Why are you willing to pay a premium over late 2008 for this area which has improved a bit due to Ace and Gansevoort? Why would you buy in this area at $1500 per sq ft? Surprised that you are even looking at this.

It's actually quite a good building, with good views, and I really like the area. However, this price is implying a price per square foot greater than PH4 at 29 Park Madison (and that building is trading above Sky House - mainly because of the roof deck) and yet on this floor it doesn't even clear the Madison Belvedere opposite to the south. Will be interesting to see if they get a bid anywhere close but I think if they do then the buyer hasn't done their homework.
