Why is Kips Bay/Murray Hill priced lower?

Hi all, Just wondering your thoughts. Why does the Kips Bay/Murray Hill area not have the pricing and prestige of, say, the UES? They're equidistant from midtown, and at least KP/MH is closer to all the good stuff in the East Village/Union Sq. area. Their schools are comparable, as well. Curious since we're finding more value in the Kips Bay area, but am wondering if you think the neighborhood will ever be held in higher regard in the future.

Esp. with the Park Avenue South-area residential buildings being built?
