I always thought they did this to show the general maintenance level and/or the "class" of the bldg. For instance, this lobby, though quite unmemorable, at least seems well-maintained.
A well-kept lobby can suggest that the bldg. is well managed and maintained. Also, a lavish yet sleek lobby can perhaps attract certain buyers (e.g., people who'd rather buy a 300SF unit in a super-sleek bldg. than a 500SF unit in a "geriatric" bldg. like this one)...
Otherwise, I agree with you, midageguy. I don't think I even look at my lobby as I walk through!

Think ClintonBuyer is generally correct, but may I also suggest a potentially more cynical view (particularly as it relates to the lobby being the first picture). Since people often pick which apartment listings to open based on the 'cover photo' (usually displayed as tiny thumbnail on a long list), a lobby pic may be an attempt to trick buyers into thinking that's the apartment they're looking at. At 315 E 69th, for instance, it kind of looks like a great living room at first glance. I also find brokers do this with respect to views that are actually roof top shots from shared roof deck. Any brokers willing to weigh in on this?
I like to see a couple of pics of the lobby and other common areas but not as the lead in.
If the apartments are comprable then I would choose the one with the updated, clean lobby, halls, etc.
Less chance of an assessment in the future to do it and helps increase building values.
Freebird, I totally agree. Many times I would see a great shot of a large lobby space like the one posted here and think at first that was the unit. If they just want to show good maintenence, then why not put the lobby photo at the end like most brokers do?
