Can anyone tell me how long it takes from the time a property closes to when the selling price shows up on ACRIS? Sometimes it seems instant. Are there times when the selling price won't show up at all?
A listing that I have been looking at shows a Listing sold date on SE, but there still is no selling/closing price attached. It is not showing at all on ACRIS. Is there normally a delay? Thanks
"Listing sold" on SE just means the broker's feed says it's sold. SE gets closing data direct from the city, so has nothing to show until ACRIS does.
The city charges late fees and fines when closings aren't recorded within a certain time, because taxes are collected. Most seem to be recorded within a few weeks, but it's always possible that whoever does the filing is behind-hand, or the wrong block/lot could've been assigned without being caught.
for some reason, my sale got recorded a year later... neither the buyer or myself did anything wrong.
i find that sales with strange names, my buyer's name was Thai, take longer. maybe someone in the gov't takes the easy ones and keeps on entering them. once a month or a few does the rest.
I'm still waiting for this one to show up, three years later.

No trace in ACRIS. No question it was sold. I thought the block/lot might have been mis-recorded, but the sale doesn't show up under the sellers' names either.
took about 1 month for mine to show up.
i've seen somethings tho things aren't 'sorted' correctly so you have to just scroll through everything.
