My husband and I had an accepted offer on this unit, but have struggled for weeks dealing with the broker and getting into contract. The broker is never available, not willing to engage questions or discussions.
This coop was in litigation in 2009 with a previous owner on a mold/leak issue. We had an inspection and found a leak behind a wall in this apartment. Maybe its related, maybe its not, but for obvious reasons, we wanted the leak issue resolve with no cost to us.
The seller would not even engage in an adult discussion, even though its likely the coop's responsibility to fix the leak. We got to a point that our lawyers were going to figure it out how to proceed, but then in a blink of an eye the seller found some other fool to sign a contract! Like that, we lost the apartment.
It is probably a blessing in disguise....I don't understand why someone would take the risk of going into contract without doing their research, but Manhattan is a unique marketplace. I feel bad for the fools that are going to have a can of worms open up on them!
