Just look at that maintenance - there's a reason for the price.

Closed at $435k in 4/12/12. Oh my the market has dropped by $36k in the 4 months since $435k unit went into contract, despite all the pumping and dumping by the nytimes. Oh my.

Whom shall I believe?, two re bull blowhards and the right arm of the REBNY (nytimes) or an actual seller calling out 'come and get em, $399k' price with a listing Borker?

That's like arguing that the spot price of gold in no way reflects reality. Flamozzzzz.

I'm surprised a land-lease co-op even approaches $500: http://streeteasy.com/nyc/talk/discussion/30372-building-at-343-east-74th-street

yes and 4G was offered at $750k in 07'. At least some are coming to the realization that the bubble is deflating and getting out while the getting is good(supposed to be good anyway)!
