Would really like your opinion here. Seller here, original listing price: 499k for UWS, co-op one bedroom. Dropped the price 14k and before it posted - got an all cash offer. Would really like your opinion here. Seller here, original listing price: 499k for UWS, co-op one bedroom. Dropped the price 14k and before it posted - got an all cash offer. Negotiated to 468k and buyers insist on no showings, even for back-up, no OH's...etc. Before we agreed to all cash offer, a different offer came in at 455k, we responded that we had an all cash higher offer. New buyer came back at 480k, financed. Here's the deal: all cash buyers were adamant that we give up the right to hear other offers. This legitimately came in before we agreed - but our broker thinks all cash buyers will walk if we present it to them to negotiate. Financing buyer would be taking out a second mortgage for the apt. Her financials are OK at best. Co-op is flexible but broker is worried she won't get a mortgage - she has already been pre-approved for the amount but who knows what that means. A 12k difference is something we'd like to take advantage of, but broker thinks we should take the sure deal with no unforeseen pitfalls. I don't like the way the cash buyers have behaved and I think that's part of my problem, but welcome any input. Please advise and thank you. [less]
