Discussion about
We are interviewing few brokers to sell our apartment. We are wondering if the 6% commission is negotiable or if the brokers would be offended if we try to lower the 6%.
offer 4% with on buyer side broker and 5% with. you have nothing to lose. if the property is priced right, it will go fast.
It's all negotiable. It's just business. If the potential broker takes offense at your asking, probably not the best fit anyway.
TRD says the sell- and buy-side brokers for this one split only 4%: http://streeteasy.com/nyc/sale/645818-condo-15-central-park-west-lincoln-square-new-york
JC275 - I'm a broker and willing to work with you. you can email me at db@resnewyork.com
Yes, it's just business and most are willing to negotiate with absolute amount being a factor in degree of negotiation possible. Essentially, as a seller, you want to pay the lowest commission without losing the opportunity to sell for best price. eg. You don't want to lower the co-broke commission to a level where you could lose the attention of some potential co-brokers (and, more importantly, their buying customers).
Feel free to call/email anytime if you'd like to discuss.
I'm an independent broker (REBNY member) so have full and immediate control over commission levels and willing to consider all (legal!) options.
